Design-Build Services

Division 15 Mechanical performs comprehensive mechanical design services on either a single source Design-Build basis or as a Design-Assist partner. Design-Assist can be as simple as constructability and design review to Division 15 Mechanical’s completion of detailed design documents. Our early involvement from a conceptual phase provides solutions sensitive to project schedules, construction coordination and budget parameters.

Why Design-Build?

Design-Build contracts are best suited for complex projects that have a quick turnaround time, where both initial and lifecycle costs of the systems are significant considerations. When the contractor is involved in the design phase of the project, the Design-Build process can provide significant cost savings over traditional plan and spec contracts. The earlier that cost savings are taken into consideration, the larger the impact.

Advantages of Design-Build work includes:

  • Accelerated Project Delivery – Functions such as estimating, value engineering and even construction can start during the Design phase.
  • Firm Pricing Early in the Project – In comparison to plan and spec work, the owner is able to receive a firm price during the Design phase.
  • Single Source of Responsibility – Because the designer and builder are the same company, the owner does not have to look to multiple sources. The Design-Build contractor assumes all risk for the project.
  • Promotes Team Concept – The designer and builder are on the same team; there are no adversarial relationships. The designer works closely with the builder to assure overall constructability and the most cost-effective construction solutions.

Division 15 has completed a number of Design-Build and Design-Assist projects in recent years, including the new Canuck Place Hospice for children in Abbotsford, the St. Helens Hotel refurbishment in Vancouver, and the BCIT Aerospace Campus project near Vancouver International Airport in Richmond.
